Water is now the leading cause of home insurance claims in Canada, and a typical claim runs into the tens of thousands. Almost none of that is weather. Most of it is ordinary plumbing letting go slowly while nobody notices. That is the case for looking properly rather than patching what is visible.

What it usually turns out to be
The things people describe on the phone, and what each one normally means.
There is a stain on my ceiling. Where is it coming from?
Rarely directly above the stain. Water runs along a joist before it drops. It gets traced rather than guessed at, which is why the first thing that happens is finding it, not opening the ceiling.
Why is there water under my sink?
Usually the trap, the supply line or the shutoff valve, and usually a small repair. Worth doing quickly because a slow leak into a cabinet base rots it from underneath.
My pipe froze. What now?
Do not apply heat and hope. A frozen section may already be split and will show you the moment it thaws. Shut the water off at the main and call.
Why do I keep getting small leaks in the same copper?
Pinhole corrosion, and it is a system problem rather than a spot problem. One pinhole is a repair. Three in a year is a conversation about repiping that section.
How do I know if the damage is already done?
By what is around it. Soft drywall, a musty smell, staining that has dried and returned. We will tell you what we find, including when the answer is that it needs somebody other than a plumber.
What affects the cost
Finding it and fixing it are two different jobs, and the second one depends entirely on the first. What moves the price is access, how much has to come off the wall, and whether the run gets repaired or replaced.
