Renovation plumbing in Richmond Hill and York Region

Rough in and finals for kitchens, bathrooms and basements. The plumbing is rarely the hard part of a renovation. Being there on the day it is needed usually is.

On a renovation the plumber is a dependency, not a visit. Framing waits on the rough in, the inspection waits on the plumbing, and the tiler waits on the inspection. We would rather tell you a date we can hold than the date you want to hear.

Before you start

The questions that come up before a renovation gets going.

Can I move the toilet or the sink?

Usually. How difficult depends on which way the joists run and where the stack is. On a slab it means cutting concrete, which is a different job with a different number.

Can I put a bathroom in the basement?

Almost always, and how it drains is the question that decides the cost. Below the sewer line it needs an ejector pump. Above it, it does not.

Do I need a permit?

For new drainage and venting, generally yes, and it gets inspected. Work that gets buried without an inspection is the kind of thing that surfaces when you sell the house.

When do you need to be on site?

Twice on most jobs. Once for the rough in before anything is closed up, and once for finals after the tiling. Both need to be booked around the rest of the trades rather than dropped in.

What affects the cost

Renovation work is quoted from the drawings rather than over the phone. What moves it is how far things move from where they are now, whether the floor is joists or slab, and how much of the existing system has to be brought up to current code once it is open.

Ask for a callback

Leave your number and what is going on. If water is running right now, call instead, that is faster.
